Want to be a step ahead of your competitors who may also be listing this spring? Here ya go!
1) Declutter, Donate & then Organize. Do it in this order. Go through those nooks & crannies. Reach up high on that closet shelf. Dare to take a peek in the back of your kid's closet.... what is taking up space that you can get rid of now? You'll be moving anyways if you play your cards right, might as well take this head on now. Don't wait.
2) Clean out your garage so a new potential buyer can envision the space as their own. Plus, it makes it look bigger!
3) Identify major repairs and start fixing them one by one. Maybe you want to have a home inspection done before you list... this way a buyer has a completely up to date picture of what they are buying, and may potentially choose to waive a home inspection contingency.
4) Ensure that major appliances are in good working order, including having your heating/cooling system serviced.
5) What rooms could use new paint? Stick with neutral colors for listing. Don't forget those ceilings if they aren't perfectly white anymore!
6) As we head closer to spring, clear out those winter items that tend to look cluttery (but necessary, I know!). Think snow shovels, sand/salt buckets, kid's boots, snow pants, your windshield scraper, etc. Bring something fresh & "springy" into the home like some fresh flowers for when showings begin.
7) Make sure your exterior is attractive and your house number is clear and easy to find.
